Pebble Avenue–Affordable Single Family Development Project will consist of the building oftwelve(12) one-story single-family homes with a modern brick farmhouse style of architecturecomposed of four (4)2bed/2bath with 1,076 of living square feet plus 261 square feet of one cargarage, five (5)3bed/2.5bath with 1,346 of living square feet plus 261 square feet of one cargarage, and three(3) 4bed/2.5bath with 1,620 of living square feet plus 261 square feet of onecar garage.
Floor Plans
These homes will be built to be energy efficient with wood frame construction on concrete slab with a combination of brick and cement siding on the exterior. Energy efficiency will be achieved by applying open or closed cell sprayed foam insulation on all exterior walls and in the attic. In addition to providing a higher insulation R-Value, this application allows the building envelope to become completely sealed controlling air leakage; furthermore, it serves as a vapor barrier and/or vapor permeability, it is mold resistant, and it may add structural reinforcement and strength to the building.
This project’s site is located in the corner of Stoneport Drive and Pebble Ave between Stoneport Drive and River Rock Drive in Pleasant Grove, Dallas, Texas 75217. This site has no environmental issues and is nowhere near areas with industrial zoning and uses; however, these homes will be close to schools, park, and public transportation.

Architecture for Charity will assist all qualified low-income applicants with their mortgage applications and with the Homebuyer Assistance Program application with the City of Dallas (DHAP). The City of Dallas will assist qualified low-income families with up to $40,000.00 that can be used as a down payment and/or closing cost, depending on the need of each family. DHAP loans do not accrue interest, and do not require a monthly payment.
